Major Investor Criteria
This is a unique and extraordinary local project, and will take visionary investors to come together to develop it.
If you would like to join the project as a major investor, please consider these as basic criteria.
- Sophisticated Investor status
- Ready to move beyond profit-centric thinking and include environmental, social and community returns in the assessment
- Motivated to be part of the solution in the local climate and biodiversity crisis
- Called to leave a positive legacy in South Australia
- Able to commit to long term (10 years+) stable investment, towards a planned exit point.

Pathways to Investment
As a major investor you’ll be putting your capital to work in service of thriving communities and health natural ecosystems. There are two pathways through which you can invest: non-extractive private equity, and philanthropic donation.
Private Equity pathway
Those choosing the private equity pathway will take shares in the existing unit trust, agreeing to a non-extractive charter and a planned financial exit to community ownership. Your introduced funds go directly into the construction of the wellness retreat, including: accomodation for up to 24 people (event space for up to 150 people), practice studio, commercial kitchen, dining, pool and sauna.
Private equity investors start from $500,000.
Philanthropic Donation
Tax deductible philanthropic donation will be via our landcare partner BioR (DGR 1 status), with funds directed to long term revegetation and landcare of the 107 hectares. The restoration of low woody grassland is an important and under represented habitat on the Fleurieu Peninsula and will become the home for biodiversity into the future.

Investment Snapshot
The Land
The land is 60 minutes drive south of Adelaide CBD, on Kaurna Country.
At 107 hectares (265 acres), this large property has a position high on the hillside overlooking Myponga Beach. This gives it a unique northern aspect with expansive ocean views up and down the coast, direct access to the Myponga River, and walking trails throughout.
Capital Works investment Required $6-8M
This is a very cost-conscious design to ensure that the project fulfils its objective as a community retreat rather than a 6 star hotel.
Savings have been found through simple materiality choices, unfussy finishes, and recto-linear shapes for ease and speed of construction. Design costing shows that in current environment, this facility can built for around $5.5M.
$2.4M already invested
Concept phase has been funded by 4 early investors, securing the land, architectural concepts, surveying, site consultation and major fencing upgrades.
The landcare project is supported via major NVC grant and is in collaboration with landcare partners BioR, Seeding Natives and Human.Kind Studios.
The facility design will be submitted for Planning Approval in September 2024.
All Major Investors are engaged on the basis of concessionary rates with a target return of 3-5%pa.
Low Risk
The strength of this project is derived from deep community relationships and engagement. We have over 30 South Australian facilitators who have put up their hand as wanting to hire the facility at the rates indicated, at least once per year for multi-day retreats.
We have engaged in community co-design via our Human.Kind membership base. And it is this same broad community base that will be community members/investors/stewards of the operating company.
We have a core landcare team of over 30 people who consistently care for the land on a volunteer basis.
Exit to community
The operating business will be a separate entity within The Circular Initiative ecosystem. This entity will be a company limited by guarantee, with a broad membership base of community members. We already have over 100 community members interested in investing through this model.
Professionally managed, this entity will generate its revenue (and investor return) by hiring the facility and catering service out to third party facilitators (health retreats, corporate and weddings).
Major private equity investors will ultimately be bought out by the community-backed operating business. The target timeframe for completion of this buyout is 10-15 years. In this way the land, facility and positive purpose can be held in commons for generations to come.
